Palm Jumeirah Villa and Apartment Sales in the last week of February!

As we come to the end of February 2016 it is pleasing to see that the Palm Jumeirah team of Edwards and Towers were busy closing deals on both apartments and villas.

We have closed on three Garden Home villas this month and a handful of apartments in the Shoreline development and Marina Residence.

This is particularly pleasing as it is a tough environment at the moment with the dollar gaining strength this week making it even less likely that people will send money to our little Emirate. The exchange rate is currently working against us so we have to rely on local sales or at the very least sales from within the region.

With a softening of the asking prices it is fair to point out that there is an increase in finance led end users looking. Rents have not been affected too much and as the  yields are strengthen I believe the investors will now also have an eye on some good deals.

There is of course plenty of world wide volatility economically speaking and for this reason I can't see a glut of investors putting their hands in their pockets just yet but with yields creeping to 8% in good areas I am sure we will see the longer term player start to play.

Nakheel’s Palm Promenade on parade at Cityscape Global

Developer to transform Palm Jumeirah trunk into pedestrian-friendly beach, park, retail and café complex

Nakheel will transform the entire trunk of Palm Jumeirah into a walkable beach, park, retail and café complex under a new project announced at Dubai’s Cityscape Global exhibition today. 
The Palm Promenade will stretch 1.5 kilometres along the island’s trunk, with new walkways and road crossings connecting the area’s 30 apartment buildings with Al Ittihad Park, Palm West Beach and the growing number of retail, dining  and entertainment facilities on The Palm.
Unveiling the project at Cityscape Global Dubai, Nakheel Chairman Ali Rashid Lootah said: “The Palm Promenade is all about connectivity, walkability and accessibility, and yet another example of our continued delivery of new, innovative projects at the world-famous Palm Jumeirah.
“This exciting new pedestrian-friendly facility is set to dramatically enhance the lives of thousands of people who live along Palm Jumeirah’s trunk.  The project promotes a healthy lifestyle and social, environmental and economic sustainability by encouraging people to walk, cycle, meet and socialise, and will boost business in the area with easier access to the ever-expanding range of retail facilities there.”
Under the plans for the project, Nakheel will connect all elements of the Palm Jumeirah trunk with one another.  Residents of the 20 Shoreline Apartments buildings and 10 Golden Mile buildings will be able to walk between Al Ittihad Park, Palm West Beach, the Golden Mile Galleria retail complex and the upcoming Nakheel Mall, currently under construction at the heart of the island.  A number of new cafes will line the Shoreline buildings, complementing existing and future retail, dining and entertainment facilities at Golden Mile Galleria and Nakheel Mall.
The Palm Promenade project also includes upgrades to the design of Palm West Beach, Nakheel’s new park, dining and beach club facility for the island. New features include two children’s fountains, retail facilities and parking for 700 vehicles.
The Palm Promenade joins several other new Nakheel projects, including Nakheel Mall, The Palm Tower, The Palm Gateway and The Pointe, coming to Palm Jumeirah.

Palm Jumeirah Apartment Sales

The beginning of February 2015 has seen a flurry of activity on Palm Jumeirah and this was mainly focused on the apartment sales.

The Shorelines are usually a good barometer for the Palm Sales and this month is no different. The shoreline apartments that back onto the park, aka left hand side shorelines, have seen a number of transfers already this month.

We believe Al Habool has seen a D type contract at AED 2.1m
Al Anbara also at AED 2.1m and Al Khushkar at AED 2.15.

The sea facing Shoreline apartments have also seen an E type sell for AED 2m , and an F type for AED3.55m. Edwards and Towers are advertising a couple of D types on www.dubaipalmsales.com for AED 3.15m which represent good value for money.

Tiara Residence, Palm Jumeirah

Tiara, as usual, is one of our more requested developments but with limited stock we are not seeing many sales.
1 bed Tiara apartments sell for between 2.5m - 3.0m and we have just listed an excellent one in Aquamarine on a high floor. There are rumours of a Diamond selling for 3m last month but as yet we haven't seen it pass through the Lands Department transaction register. 2 Beds are ranging from AED 4.2m but again with little evidence of sales.

Golden Mile, Palm Jumeirah

The Golden Mile has now opened as a retail centre for the Palm and anchor tenant Spinney's is in good company with plenty of food outlets to tempt the Palm Jumeirah residents. As a Palm Jumeirah Specialist I have decided to write a blog next month dedicated to the Golden Mile and I will give a full run down of all the different types of units and their respective prices.
